Karla Wyse is a paralegal in Reinhart’s Real Estate Practice. As a “go-to” problem-solver, she leverages her experience as an insurance claim administrator and defense paralegal to assist with an array of client matters, from investigating title insurance claims to preparing real estate-related estate planning documents. Her focus is assisting with transactional work involving commercial real estate and corporate law.

Karla’s natural curiosity and optimistic mindset equip her to tackle any issue, providing reliable assistance to the Tax, Corporate Law, Trusts and Estates and Litigation practices. Passionate about solving complex problems, she carefully considers every detail so that the attorneys she partners with can focus on the big picture. For her, background work and due diligence are more than just details; they ensure clients are aware of critical issues so they can avoid unnecessary risks.

Outside work, she enjoys gardening, reading and singing in her church choir.

Matters

  • Conducts due diligence, prepares corporate governance documents and prepares and coordinates the execution and exchange of closing documents for commercial real estate transactions and/or stock or asset sales
  • Prepares real estate documents, including deeds, affidavits, notice of lis pendens, correction instruments, satisfactions, releases and transfer returns
  • Assists with real estate-related estate planning needs by preparing deeds, transfer on death documents and mortgages for real property in Wisconsin, and arranging for the preparation and recording of conveyance documents for real property located in states other than Wisconsin
  • Forms new corporate entities, files amendments and corrections to organizational documents and obtains authority from states other than Wisconsin for Wisconsin entities to conduct business in those states
  • Researches the ownership, prior conveyances and uses of real properties that are the subject of litigation, including reviewing recorded documents, historical photos and maps, state and federal legislation, governmental records and physical and online library and archival collections
  • Assists with evictions and post-judgment enforcements, foreclosures, title insurance claims, boundary lines disputes, adverse possession claims, zoning and land use disputes, and construction liens
  • Develops the history and purchase costs of real property that has been acquired from multiple parties and combined, by locating and reviewing recorded documents, property tax and assessment records, tax parcel maps, real estate transfer returns and historical aerial photos
